Built Around How Dallas Families Actually Live
At Integra Built, before we talk finishes, we ask how your family moves through the house—where homework lands, how groceries come in, whether your storage fits how you actually live. Families here prioritize layout over aesthetics. A kitchen that flows beats a kitchen that photographs well.
What Families in Dallas Actually Need
Dallas sits 15 miles west of Salem—close enough for a daily commute, far enough that families want a home that earns the drive. Budget control is non-negotiable here. Families want a fixed price, documented change orders, and zero mid-project surprises. Timeline predictability matters. Families commuting to Salem can’t work around open-ended construction schedules. You need a contractor who coordinates subs without prompting and keeps you informed before you have to ask.
Why Dallas Homeowners Choose Integra Built
Choosing Integra Built means partnering with a team deeply familiar with Dallas’ unique building landscape.
What Families in Dallas Actually Need
- Owner on Every Project: Allyn Wright, our owner, is hands-on in every Dallas custom home build and remodel. One person owns the project—Allyn answers your calls and signs off on every phase.
- Jurisdiction-Ready Permitting: Permitting in Dallas involves both the City of Dallas and Polk County. We know both offices and submit correctly on the first try.
- Built for Oregon Conditions: We design for Willamette Valley winters. Moisture management, insulation, and roof load are tailored for this climate, not taken from a national template.
- Transparent Pricing: We offer clear, upfront pricing with no hidden costs. You’ll know exactly what to expect during your custom home journey in Dallas.
- Proven Local Trust: Integra Built has a BBB A+ rating, Top Rated Elite status from HomeAdvisor, and over 50 five-star reviews on Thumbtack. Dallas homeowners trust us for their biggest investment.

How We Plan Your Custom Home Build
We plan layout, sequencing, and key decisions before permits are submitted—not after. Whether you’re building from the ground up on raw land or choosing a turnkey home, we handle the entire process.
- Design & Planning: We review your lot, confirm zoning, and design a layout around your family’s actual routines.
- Permit Coordination: City of Dallas handles structural, mechanical, plumbing, and zoning. Polk County handles electrical. We submit everything correctly the first time.
- Construction Schedule: We provide a milestone schedule before work starts—framing, MEP rough-ins, and final inspections are scheduled in advance.
- Budget Management: Fixed price, documented scope. Any change orders are explained before they’re approved.
- Completion & Handoff: Final walkthrough, punch list sign-off, and a full record of what was built and permitted.

Dallas & Polk County Permit Requirements
Building in Dallas means working with both the City of Dallas and Polk County. Here’s what actually matters.
Building Permit Application. Required for new construction and significant remodels. Submitted through Oregon ePermitting. Includes structural, mechanical, plumbing, backflow, zoning, and public works SDC fees for new residential construction.
Plot Plan Requirements. Must show distances from property lines, existing structures, and utilities. Required before permits are issued.
Zoning Compliance. Your property must meet Polk County Zoning Ordinance requirements. Setbacks, lot coverage, height limits, and use restrictions vary by zone. We verify compliance before design.
Site Plan Review. Polk County reviews your project for zoning compliance, floodplain issues, significant resources, wetlands, and development standards. This happens after the plan review.
Inspections. City of Dallas inspects foundation, framing, mechanical/plumbing, and final. Electrical permits are handled separately by Polk County. We schedule all inspections and keep the project moving.

How We Work in Dallas & Polk County
We’ve built and remodeled across Dallas, West Salem, and Polk County—enough projects to know which neighborhoods trigger design review, which lots carry utility easements, and how the Dallas Building Division actually moves. We front-load planning precisely because we’ve seen what happens when builders don’t—costs climb, and timelines collapse. Front-loaded planning is cheaper and faster—and it’s the only way to give you a schedule you can actually rely on.
